Position Purpose:
The Site Expansion Manager / Leasing Manager leads the full retail expansion strategy for 7-Eleven Vietnam in Hanoi and the Northern region. This mid-level management role is directly responsible for building and executing the site development roadmap, managing the lease portfolio, leading the Site Expansion team, and representing the company in strategic negotiations with landlords, developers, and real estate partners across the Northern market.
As a founding leader of the LBD function in Hanoi, this role requires strategic thinking, strong leadership capability, and an established network in the retail real estate ecosystem. The ideal candidate thrives in a fast-growth, market-building environment and is motivated by the challenge of establishing 7-Eleven‘s footprint in a new territory.
Primary job duties:
1. Network Expansion Planning & Strategy
- Develop and execute the annual store expansion plan for Hanoi and Northern provinces, ensuring alignment with the company‘s growth targets and investment criteria.
- Conduct market analysis to identify white-space opportunities and propose optimal site location strategies tailored to each sub-market‘s characteristics.
- Monitor competitor network expansion and retail real estate trends in Hanoi; provide timely strategic recommendations to the LBD Director.
- Collaborate with Operations and Finance teams to ensure the financial viability and operational feasibility of each proposed site.
2. Lease Portfolio Management
- Build and maintain a robust pipeline of potential sites; manage the full lease lifecycle from initiation through renewal and exit.
- Lead or supervise negotiations for high-value lease agreements, securing optimal terms on rent, lease duration, handover conditions, and landlord fit-out contributions.
- Manage legal risks associated with lease contracts; coordinate with the Legal team to address disputes or contractual breaches as they arise.
- Oversee the renewal and expiry schedule for all stores in the Northern region, ensuring zero operational disruption.
3. Site Sourcing, Survey & Feasibility
- Lead the team in identifying, conducting site surveys, and comprehensively evaluating potential locations against 7-Eleven‘s site selection criteria.
- Prepare and approve Site Feasibility Reports before submission to the LBD Director and senior management for investment decisions.
- Build and sustain a strong network of real estate brokers, developers, property managers, and shopping mall operators across Hanoi and Northern Vietnam.
4. Team Leadership & People Development
- Recruit, onboard, and develop the Site Expansion Executive team in Hanoi; build team capabilities from the ground up during the market-entry phase.
- Set clear KPIs, conduct regular performance reviews, and foster a results-oriented and collaborative team culture.
- Act as a direct mentor to team members, coaching negotiation skills, site assessment techniques, and lease management best practices.
5. Internal Collaboration & Reporting
- Prepare regular expansion progress reports (weekly / monthly / quarterly) for the LBD Director and senior leadership.
- Work closely with Construction, Equipment & Maintenance, and Operations teams to ensure new store opening timelines are met.
- Manage internal approval processes for new store openings, lease renewals, and store closures in accordance with company policy.
- Perform other duties and projects as assigned by the LBD Director.
Job Qualifications:
1. Education & Experience
- Bachelor‘s degree or above in Business Administration, Economics, Real Estate, Marketing, or a related field.
- Minimum 7 years of experience in retail site development, commercial real estate leasing, or business development, including at least 3 years in a management or team-lead capacity.
- Prior experience with international retail chains, F&B chains, or convenience store operators in the Hanoi / Northern Vietnam market is strongly preferred.
2. Technical Knowledge
- Strong command of the Hanoi commercial real estate market: rental trends, key retail corridors, new urban developments, and commercial growth corridors.
- Solid understanding of Vietnamese commercial lease law and regulatory requirements governing commercial tenancy agreements.
- Knowledge of retail site selection criteria: population density, pedestrian and vehicle traffic, accessibility, and urban master planning.
3. Skills & Competencies
- Proven leadership and team management skills; capable of building a team from scratch and driving a performance culture.
- Outstanding negotiation skills with the ability to navigate complex, multi-party lease negotiations with major developers and institutional landlords.
- Strategic and analytical mindset; able to interpret market data and translate insights into actionable expansion recommendations.
- Excellent communication and presentation skills; confident engaging with senior management and strategic partners.
- Proficient in G-Suite (Docs, Sheets, Slides); experience with GIS or mapping tools is an advantage.
- Established network of real estate brokers, developers, and building management contacts in the Hanoi market.
